Now That You Have Decided to Purchase a New Home

Now that you have made the decision to purchase a home, now comes the hard part: agreeing with your significant other on a home.  It doesn’t matter if you’re a first time home buyer or on your tenth home, we all deal with the beautiful madness that is home buying. Most people never think of all the moving parts involved in purchasing a home.
After years in the business, I’ve seen the home buying madness rock even the best relationships to the core. The individuals involved are rarely on the same page when it comes to what they want in their new home. I suggest making a list entitled Needs, Wants and Nice to Haves.
Once completed, this list could save you weeks of headaches and potential arguments. It’s may seem funny, but you can ask many of the people who have gone through the process and they’ll tell you the same thing. It’s like preparing for a court case and both you and your significant other are the attorneys stating their case for the amenities they’d like in the new home.
I suggest that you start the list with simple things like numbers of bedrooms, baths, yard size and floor plans.  Starting with simple things first and building upon them is a surefire way to keep the blood pressure low.
Once your list is done it’s time to seek out a Real Estate Agent to help you guys bring the home search to fruition. During this process remember my mantra: Be Flexible & Open Minded. It’s important to be flexible & Open Minded because it’s rare to find exactly what you want in a home unless you build from scratch – home building is another monster entirely.
Your realtor will help guide you both in the right direction and keep you on course. During the home buying process it’s so easy to get taken off course and get lost in the madness. Your next steps depend entirely what’s on your list. Taking the fear out of the home buying process.

Let me say this – With more than 22 years in mortgage lending and now becoming a real estate agent, I truly see the need to be prepared in purchasing a home. It doesn’t matter if you’re a first time home buyer, buying your 2nd home or your on your 10th home.

With anything in life preparation is the key. Whether it’s preparing for a big exam, the Super Bowl or purchasing a home, preparation is a key component. When you and your family decide it’s the right time to purchase a home start the process then. Remember that all lenders will require the same documents:

  • 2 years of W-2s
  • 2 years complete tax returns
  • 2 months bank statements
  • & 1 month worth of pay stubs
You wouldn’t imagine how many people can’t gather these documents in a short period of time, so start the process early by making a folder with all the documents the lender may require.
